Spring Has Sprung!

It is time to get out of the house! Start your Spring Cleaning or soak up the sun! If you are itching to see some of that fresh spring landscaping you should head to the Botanical Gardens! In April the gardens are just full of color and are bound to put some Spring in your step! Who knows, maybe you will be inspired to freshen up your garden! Speaking of the Front Door!

Last week I talked about Curb Appeal and gave some suggestions for cleaning up your front yard before listing. One of my suggestions is painting your shutters and front door. Bright, bold colors are all the rage and really make your home pop! We've noticed listings with these bright colors attract more attention and it is a fairly inexpensive way to freshen up your home.

Curb Appeal Matters!

In a world where first impressions are everything, curb appeal will make or break your sale. Typically potential buyers will know within 30 seconds if they are interested in your home, so why wouldn't you improve your curb appeal? Spring is a great time to spruce up the face of your home. It doesn't take much to make a big difference. At the minimum you should prune, weed and clean up leaves in your yard. You can go a little further and plant some flowers and shrubs and treat your grass to brighten up the feel. If it is time for a major overhaul of your front yard think about re-doing retaining walls and painting shutters and your front door. If you are thinking about listing, try and do these things first so you can get a great picture, because potential buyers will see this first.

How should you save for a downpayment on your home?

Something New Buyers don't often think about when buying a home is where their down payment will come from. With most loans a down payment of some size will be required. While each loan has different requirements its important to know what your responsibility will be up front, your Lender will be able to explain this to you in detail. That being said, I have included some tips for saving a Down Payment that will help you get in your new home faster. 

1. Cut Back Expenses

The most obvious way to start saving for a Down Payment is buy cutting back on some unnecessary expenses. Look at your budget, or make one if you don't have one, and choose what isn't as important to you. One great example is cable. Many people are taking advantage of great, inexpensive services like Netflix and Hulu. Often times they aren't utilizing their cable services and paying a great amount. Think about canceling cable and putting the money you are saving into savings.

2. Match Savings 

This idea isn't new, but for sure is a way to build your savings quickly. Every time you spend money on something you don't need take the total and transfer the same amount to savings. Not only will this help you save more, but it can help you see exactly how much you are spending on things you probably don't need. 

3. Consider Your Home-Buying Timeline

Depending on the price of the home you purchase your Down Payment could be any where from $5,000 to $50,000. These numbers can seem intimidating, but there is no rule saying you HAVE to buy right now. So, consider your time frame. Make a plan and stick to it!

  2. Bohrer Park - 5705 South Lindbergh, St. Louis 63123 - "The County bought this site in 1958 and 1960 using funds from a bond issue and the sale of part of the Grandview County Park to the Missouri State Highway Department for the development of I-270 at Gravois Road.

    This park was named in memory and honor of George E. Bohrer, a County Councilman from the 6th district who served from 1957 until his death in 1960."
